The 5.49ha site with a 280m frontage to Bringelly Rd is located in an area that is predominately large lot, rural residential land uses. However, there are numerous small landholdings that have been subdivided for urban residential development near the site.
The locality has been transformed with delivery of significant transport infrastructure by the NSW Government.
The site is located within the Austral & North Leppington Precincts in the South West Priority Growth Area.
The site fronts Bringelly Road, which is being upgraded to a major arterial that will link Camden Valley Way/Cowpasture Road to The Northern Road, and connect to the future Western Sydney Airport. These arterial roads also connect to the M5 and M7 Motorways to provide access to the Greater Sydney Metropolitan Area.
Leppington Station is approximately 500m to the south. Leppington Station enables passenger rail services to Liverpool CBD, Sydney CBD, Parramatta CBD and Campbelltown CBD.
The rail and road infrastructure has been provided by NSW Government within the last 5 years to support future urban growth within South West Sydney.
The preliminary development concept for the site has been prepared by architects Clarke Hopkins Clarke.
